Project of the Month: Lighthouse

An impressive new high-rise building is currently under construction in the city of Aarhus in Denmark. Called “Lighthouse”, this 142 metre tower will be Denmark’s tallest residential building. It will be completed in the middle of 2022.

Lighthouse is being built on the site of a former container terminal, which is now being redeveloped into an attractive new residential area. With more than 380 apartments, the tower will offer stunning sea views, together with a lively and welcoming urban environment.

Exceptionally deep foundations

“The Lighthouse tower is located on the very tip of Aarhus Ø (a peninsula) where the clay soil presented some challenges, with poor load-bearing properties which made construction of the foundations difficult,” says Jesper Scharff Lanng, Construction Manager at Per Aarsleff A/S. “We were selected as the main contractor because of our special expertise with foundation systems and also because we could deliver the entire project as a turn-key contract.”

Per Aarsleff A/S is responsible for almost everything on site, including all the building, construction and concrete work, as well as all the foundations and the soil work. “Our own in-house specialists used their expertise and experience together with the engineering advisor, to design the foundation solution, which involved installing 28 piles 70 metres long and 2000 millimetres across,” Lanng explains.

PSB® enables lighter construction

“When it came to selecting the parts needed to construct each of the 44 floors, Peikko was the first choice, both because of the verified performance of their solutions and their logistics and service expertise”, says Lanng. “The engineering advisor on the project is from Ramboll and he did the calculations using Peikko products. He likes the Peikko Designer® software because it includes the exact performance characteristics of the products. It was also important that all the product data was available in Danish, complete with all the product descriptions and properties.”

“We used Peikko PSB® Punching Reinforcements in the slabs of all 44 floors,” says Lanng.  PSB® Punching Reinforcement solution, makes slimmer and lighter floor slabs possible. Thereby the total vertical load of the tower is optimized which is beneficial in relation to the foundation (size, amount and depth of the piles) and furthermore in relation to the overall floor count. “The Peikko PSB® system proved to be quick and easy to install, even where there was quite dense rebar, so it contributed to us being able to install one floor per week.” Lanng continues.

Reliable logistics in a tight space

“Peikko also handled their deliveries and logistics really well and exactly as agreed”, adds Lanng. “Because the construction site is on a peninsula the logistics were quite tricky and there wasn’t enough space to deliver or store everything at once. Therefore, the deliveries had to be divided into three phases. Despite these challenges, working with Peikko was quite a positive experience for us. They always delivered on time, which helped us to install one floor per week for 30 weeks in a row.”

“I can say that Peikko gave us a solid product and a very positive service experience”, Lanng concludes.
