When one of Turkey’s leading supermarket chains decided to build its most recent logistics warehouse in Manisa, the initial setup of the project was not easy. This three-story, large-scale facility would be constructed in one of the country’s most challenging seismic zones, which would test the limits of structural design and technical solutions applied. The extremely tight delivery schedule posed challenges that the traditional cast-in-situ method could not tackle.

The challenge
The project was the company’s first transition from traditional cast-in-situ to precast systems with bolted connections. Thus, it required more coordination and extended attention to design details to ensure the optimal outcome. Other challenges included:
- The largest warehouse built to date by the investor.
- High seismic risk, demanding robust and innovative structural solutions.
- Heavy floor loads at intermediate levels, adding to the complexity.
- A tight construction schedule, requiring rapid execution without compromising safety or quality.
The solution
Peikko stepped in as a trusted partner with proven experience in seismic-resistant design. The team worked closely with the investor’s real estate and construction leadership, structural designers, and precasters to develop a safe, efficient, and code-compliant solution.
Peikko contributed to the project's success with:
- Bolted connections for speed and reliability: Beam-to-column connections (HELKA® and COPRA®) and column-to-foundation systems (HULCO® and BOLDA®) provided robustness and flexibility under seismic loads.
- TERAJOINT® Free Movement Joints ensured durable, high-performance warehouse flooring.
- Collaborative design process: University professors and independent experts reviewed seismic compliance, ensuring confidence in the final solution.
- Efficient construction: Precast elements allowed fast fabrication and installation, aligning with the investor’s demanding schedule
As the Managing Director of Peikko Turkey, Cem Özer, describes: “When space, speed, and safety are the key, precast is by far the recommended solution. It also enables modularity – the projects are easily repeated and multiplied. Adopting this model secured a safe, efficient, and future-proof warehouse, but also created a prototype for upcoming projects. With two more warehouses already planned, this project stands as a reference case for seismic-resistant design in Turkey. With the seismic design expertise and experience Peikko has in Turkey, only a few companies can challenge us. Most importantly – our customers know this.”
