M-Plaza Munich: A Blueprint for Sustainable Urban Development

How Peikko solutions delivered speed, sustainability, and architectural excellence

In Munich, Germany, the M-Plaza office ecosystem project is setting new benchmarks for sustainable commercial development. This 41,000 m² timber-concrete hybrid building demonstrates how innovative engineering solutions can accelerate construction timelines while achieving the highest environmental standards.

M-Plaza represents the first phase of Munich's transformation into a "timber construction metropolis." Its technical achievements translate directly to market advantages such as superior environmental credentials for ESG compliance. It also has regulatory advantages through advanced certification achievements, such as Efficiency House 40 and LEED Platinum certification.

 

The challenge: Beyond conventional construction

When FidCap Group Munich embarked on the M-Plaza project in late 2022, they faced a familiar developer dilemma: how to deliver a distinctive, sustainable building faster than conventional methods would allow. Cast-in-situ concrete was ruled out – too slow, too messy, and incompatible with their vision for Bavaria's largest timber construction district.

"The investor wanted something out of the mainstream," explains Sascha Schaaf, Senior Engineer at Peikko Deutschland GmbH. "They had seen our hybrid structures online and were passionate about how wooden slabs and DELTABEAM® could look together. The real-life result didn’t disappoint; we matched their vision perfectly."

 

The solution: Engineering excellence meets architectural vision

FidCap's decision to engage Peikko in the project proved transformative – 18 different Peikko solutions were integrated throughout the 10-story structure, from four basement levels to six hybrid floors above ground. The hybrid approach combines locally sourced timber with recycled steel in an architecturally stunning package.
In the very first meeting, the investor listed the three most critical factors: “Speed, speed, and speed”. The results speak for themselves: Floor construction times were exceptional and improved dramatically during the build, from 4-5 weeks per floor initially to just 2-3 weeks as the team optimized their processes.

 

Technical innovation that delivers business value

The upper six floors feature DELTABEAM® Green Composite Beams manufactured from over 90% recycled steel, reducing CO₂ emissions by up to 70% compared to conventional alternatives. The beams integrate seamlessly with the timber ceiling structure, maintaining the biophilic design aesthetic while providing the structural performance needed for the generous 8.10-meter column grid.  
In the project's most visible areas, ultra-slim ATLANT® Strong Composite Columns – just 22cm in diameter – virtually disappear behind the glass façade. Thanks to the special factory-made coating, the columns have a visually appealing, tailored metal finish.
